Exactly and since my first post today here Ive got an appointment to see another guy who has a house in a bit if a state - but - he is prepared to sell it for 35k for a cash sale - where he can just pocket his profit (no mortgafge) in a month

It probably is unmortgageable so he needs a cash buyer. With !5k spent on it it would be the best house ont he street - and they were selling last year for 120K

The only predictable thing about this busines sis that it is unpredictable!

This is almost motivating me to have another go, now i'm not so busy with other projects!

I think i gave up after 5000 leaflets, and without buying Rialtos manual, which was probably a bad way to go about it!

Yo need to do a lot of leaflets to get a response but there is a tipping point which give momentum to the business after which it is very easy to get calls.

I did get 3 calls in my first week, just 2000 leaflets, and ended up buying one of them.

But after doing all properties a 3 or more times our name stuck in poples heads and for months after we stopped leafleting we still got people contacting us. (This was helped somewhat by us opening a shop (letting agent) and it got round it was the same owners and it give people more trust. People would just come in a offer to sell their property to me quite openly.)

The moral is if you have reasearched the area, then leaflet people, leaflet them again and then leaflet them a few more times for good measure.

It really is that simple. You just have to have the courage of your conviction to commit to at least 6 months. If you commit to 6 months then you will probably commit for ever because you will have experienced the phenomenon for yourself.

5000 is just a tiny attempt and you shouldnt expect too much. If you get a deal its a bonus.

Can anyone recommend a cost effective & reliable leaflet distribution compnay in London.

 I know that loads exist and I have heard good & bad regarding many companies in London however I would prefer to accept a recommendation from somone on SingingPig who has a tried & tested experience.

free newspapers?  no control over the delivery person, no control over the area covered (type of property etc)

seldom read easily discarded and your leaflet gets binned without even being noticed!

it's worth the effort to leaflet drop singularly, at least they know what they are putting in the bin!

lt's liken to a dripping tap, drip,drip,drip..... and then someone will notice it............ and act.

Right..........I've been leafleting solidly for 6 months now and STILL no deals!! Not even close to be honest, and I'm only averaging maybe 1 call every 2 weeks if that. Still putting out 2000 leaflets a week, I just don't see how people get deals from this method it's not working for me!

Seriously thinking about giving up, is there anything I can try before I do so? It's getting too expensive to carry on without any sort of reward. Thinking of stopping leafleting and buying leads instead but would prefer to make it work for myself. Any advice appreciated!
