    Sarah, I would agree with David A in this issue. The potential tenant has a confirmed rental history and has also been honest regarding other issues. I myself let property and through my position speak with numerous investors in the same boat, I would say that you should go with your gut instinct and offer a 6 month shorthold tenancy and see where this takes you, I deliberate all the time when vetting potential tenants but at the end of the day if we all vetted individuals in the same vane as a mortgage app, with credit checks and affordability checks then we would all have empty properties !! Being a mortgage consultant I have heard all the stories there are to hear and I feel this client may well be worth the risk.

    Actually I wouldn't have him for the only reason nobody seems bothered about!

    His dog might be the sweetest, cruft wooing pooch ever, it will however eat your furniture , your carpentry and unless it floats and sleeps 12 feet from the ground will make your carpets smell like a paratroopers underpants. When he leaves, you will have to replace all the carpets and defuzz the furniture/curtains and beds because all of them will reek!

    Oh, and just dont go in the garden for 18 months either.
