    I have one n Buffalo, reasonable area, Section 8 tennants. Not looking for cap growth just yield (21% yield.) I'm Happy with WNY (at present)

    Incidently I heard on the grapevine that despite all the rhetoric, Ajay doesnt personally own any property in WNY!

     Thank you for the invite to set the Buffalo Market straight.  To all who does not know me my name is Todd Vanderlip.

    I am an Real Estate Consultant in Western Ny as well as an investor.

    You said it best by establishing a solid team is of the utmost importance.  Property Management is the most important because they will run everyday business.  When you interview a Management company find out on how they screen your tenants.  Here in Buffalo if you get a bad tenant you will get behind the eight ball.  Also beware of agents who also do property management.  They are both full time jobs and each are hard in the own right.

    Hi,

    Buffalo has actually been declared bankrupt as a city so apart from not investing in the area there is a major problem with any investment and potential other issues with public services.

    However, I don't think NY State should be overlooked. We source property in nearby Rochester. As long as the street is carefully selected you can still get net returns between 10 - 20%.

    Hi, does anyone know of a good property manager in Syracuse? I am experiencing problems with my current one.

    Also in Buffalo - I had a Home Inspection Report done, no major problems, but it recommended that I get a roof report as the roof looked old. I've just had one and the roof apparently needs replacing  at $8000 or $5000 for a 5 year patch up. Does anyone have a roofing expert I could get a second opinion from as the first report was via the property manager and I would like an independednt one  . . . and secondly does $8000 sound a reasonable price for a new roof (standard 3 bed 1910 house)?

    Would be grateful for any advice!
