    Hi All. - from Remax website :- Sales Associate role is commission only - but appears to pay well. Producers earning as much as £69k, Indifferent  As mentioned each associate pays the franchisee a contribution to run his office; BUT £1000 / month - wow!

    Remax offices, as you say are in some odd areas, for instance their Coventry office is on a business park at the edge of that city.

    Can't imagine how they generate business - leafletting? Some Remax offices are on Right move (such as Leicester), many are not.

     

    Will be most interested to hear of your experience with them Dessie!

    The success of each office is pretty much down to the owner , in my experiance their priority is to get as many associates as possiable working from the office all paying rent usually in excess of £700 per month. This ensures the office is generating revenue.....This is encouraged by head office .....for the office owner listing houses is not a priority having associates is............

    An associate is not salaried purely comm you get 2 options 60/40 or 80/20 split both in favour of remax  on the higher comm split you pay more rent ...............

    As to your point about location most offices i have seen have been on or near a high st location.

    I have friends that do very well out of remax but a pattern that i see is when the franchise term is up (5yrs) its generally not renewed and the agent goes independant hence keeping cost down...........

    Remax reminds me of network marketing organisations. Some people do well, but many more people lose out. The self employed agents pay a desk fee to the franchise owner. In most cases I found the agents to be totally the wrong type of person for estate agency and although they receive good training from Remax, this isn't enough in many cases to produce good agents. There seems to be a high 'churn' rate of agents in some franchises and these people end up losing out financially.

    Many people believe they can do this job well, in reality most can't. It requires strong sales skills, exceptional customer service, considerable patience and persistence. Most recruited remax agents I have seen have failed, and failed miserably ... and lost out financially (another similarity with network marketing). I have dealt with or met over 30 over the last 2 years.

    When a franchise has a strong owner and builds a team of agents carefully then the Remax model can work well - very well. But unfortunately if the franchise owner is not right, or is just greedy to sign up as many agents as possible to massage his/her ego and to look like they have a large team (as what seemed to happen with the first Nottingham franchise), then this is a recipe to disaster.

    Hi all,

    i owned two remax offices, one very successful, the other i have closed. i still own the successul office but its no longer a remax as i didnt renew the franchise.

    i'm going out now but i will do a full reply when i return.

    short answer - remax will either work for the sales associate or the broker, never both. i'll ellaborate on why when i get back from the gym.
