    Milos Korac personal opinion about Punta Perla development

    And, I do not trust new forums, with anonymous administrators. Who is this guy, creating a new forum? I am a member anyway, but, I would expect from Punta Perla, to create a official support forum where we can discuss progress of construction, and answer to the questions of investitors.

    If you like, I can deploy you, any type of forums that would suite. 

    As I am from the begining envolved in marketing of Punta Perla, exchanged the very first renderings with  Ms. Virginia Mateos, therefore, this project must elevate and cumplish the planned.

    As for malicious posts, that we all laugh here, in any contract there is clearly stated, how this master resort is going to be executed.

    This is not a simple pre construction purchase, (myself, I wanted to put hands on private Islands) and it is a gran size development, as described.

    For any reasons (the thing what dominicanwatchdog.whatever can not get it, as he can not afford it), any contract was protected not only by execution of developers, but the Dominican Republic itself, and will be finished for the sake of any of the parts involved. 

    We are talking about Major Punta Cana development, compared only with Cap Cana, and Roco Ki.

    I understand many of investors (who are lucky to be solvent), to invest in Punta Perla.

    p.s. Marina was moved from centrical position to the corner, according to geological impossibility (well who would not design a Marina in the middle of the linear beach), so that is the main reason why developers, changed slighlty the master plan (properties stays the same, but big heads thought to add more atraction to the Marina of Punta Perla).

    The thing that I would like (personal) that developers to acchive is to get a permits for construction of artifical Island overlooking the Cabeza de Toro, the most Eastern tip of the island Hispañola, as I would like to publich it for sale.

     

    Please correct me if I am wrong.

    I am a Genuine Investor in Punta Perla, who is fed up of all the BS and crap that gets posted on SP......thats who i am!!!! I am in no way anonymous, and have nothing to hide.     You are correct that PuntaPerla should have created one of these from Day 1, and this was something i actively pursued but and i quote see below - Punta Perla response was "it is not in our best interests at this time" - make your own minds up folks, who is genuine and not!!!;

    Punta Perla Forum

     

    The idea is to create a members Forum for Investors, PuntaPerla Staff, and Organisations involved (Developers, Lawyers, Builders etc) ONLY. I would like to try and dispel or remove the General Forums out there whereby anybody can post anything about PuntaPerla. In particular there are such forums on SingingPig which as useful as it is, its difficult to determine who people are and the information they are portraying. I'm in no doubt that there are people on these sites who are not genuinely interested in what people have to say about the development. Hence the idea to create a member site for those who have invested, and a place for Investors to share their information i.e. pictures of visits, conversations they may have had with Organisations involved etc

     

    Additionally it will allow PuntaPerla, Developers and other companies involved an insight into what your Investors are asking, what they want to know and concerns they might have, which im sure you will agree would be something that you are keen to address. Why email ALL investors directly with the same info when you could do it just once via a Message Board on the Forum.

     

    I understand that PuntaPerla staff are very busy but I envisage that with minimal effort, it could prove an extremely useful communication tool. Investors could get to know each other, share their experiences and PuntaPerla Staff could use it as a repository for general Q&A’s that inevitably are always asked. This of course would require NO maintenance from PuntaPerla or Administration as I am potentially in a position to manage this environment myself.

     

    Obviously this is at its very early stages of concept so I do not know fully what will be required or whether or not there would be interest by everybody involved. Perhaps the first stage would be for a simple Questionnaire sent from PuntaPerla to everybody involved to find out if this would be of interest. If you agree to sending this to your contact list then I could put together the Questionnaire and have yourselves review it. There are free online survey sites which users could sign into.

     

    Assuming the feedback is positive then I could start things rolling with the site if it is something that you think might be useful. Thanks for your time.

    Milos- the two pictures on your web site show a few pipes lying on the ground. There are no signs of a workforce, machinery or activity in keeping with a developer building several thousand units within a 2 year timescale.

    Do you really think they help appease investors' worries?

     

    Quite the opposite I would suggest.

    As I understand things, until the infrastructure work is done and living quarters built, there won't be thousands of workers on the site. This is a massive site, around the size of a small English town !

    My thinking is if this is a scam, they're going to incredible lengths to make it seem that way. As for handing over another £300, well, frankly the solicitors must be laughing the other side of their faces and think Christmas has come early !

    I dont think it is a 'scam' per se either; I think the developer does own the land and thats where our money has gone.

    However, I also think he's struggling to get the necessary additional finance in place to finish the job.

    I understand that infrastructure is job no1, but take a look at Milos' pictures- that certainly isnt piping for a small town as you say!

    I think the developer is now starting to lie to investors to buy himself time. There are no works going on.

    With respect, whatever "we" all think is pretty irrelevant now. The only person who could resolve this quickly is the developer. The developers have done a lousy job of providing information to investors and therefore "our" speculation has filled this vacuum.

    So why the lack of information? Is the developer too stupid to realise what he is causing, or does he think we are all too stupid for him to worry about.  I have no idea if the whole project is an extremely elaborate scam or not - I am not a civil engineer but the latest photos do not inspire me to believe this project will be completed any time soon. Until now, I would have given them the benefit of the doubt but in my opinon reneging at the death on the buy back deal finally shows them in their true colours. Scam or not, they are treating us with contempt and I am not prepared to tolerate this.

    I would urge all genuine investors to join Ben's forum. The more we have on there, the less we have to listen to the gossip and tittle-tattle on here.

    I totally agree with what you're both saying and I'm hoping the site visit by F430 (?) shortly will provide us with some proper photos etc. It will be interesting to see whether they can arrange something as simple as a site visit with a degree of professionalism. I'm busy arranging a visit myself but probably not until Xmas time. On a positive note I must admit that stretch of coastline does look stunning and I would love a crystal ball to know whether I'll ever play golf at Punta Perla !!

    So a crowd of you refused to have sensible dialogue with Stefano Lucatello & wound him up with schoolgirl playground personal abuse. I agree it's not worth arguing with bigot's especially not on a crap forum like this one. He did well to walk away. I'm moving to Ben Potters site.

    IPLC  are my lawyers. I instructed them in February 2005. Like you I tried to purchase on the original site situated at Cap Cana. The developer claimed there that he owned the land, but he did not, and had no real prospect of ever doing so as the real owner would not sell. IPLC were the only solicitors to discover this, a lot of people had already exchanged contracts, their action forced the developer's relocation to Punta Perla. To be fair the developer refunded or transferred all contracts. There was a considerable amount of abortive legal work for which I was not charged a penny.

    I was sent contracts three times. Each time they were sent to IPLC, due diligence exercised with a full report to me. IPLC refused to accept the first two versions of the contract. Other solicitors did and therefore there are at least three different versions of the contact in existence, each with different levels of protection for the purchaser. Payment of 'Euribor' interest for late delivery being one of the clauses added by IPLC.

    Samburo's due diligence was apparently 'Kosher' due to the work done by IPLC on the contract at the beginning.There are still however grave concerns regarding the rental guarantee and obtaining the finance promised by the developer. If these fail we will loose 50% of our deposit for non completion on delivery.

    I have received regular updates as the project has developed and goals achieved.  Of particular note was confirmation of the removal from the Board of Paraiso Tropical of directors 'Carlos Sanchez (president)', Andres Lietor Martinez (vice-president0' and 'Ignacio Coronado(secretary) on April 10th 2006. Two of these being subsequently arrested by the Spanish Authorities. I am highly satisfied with the information I have received. The fees are a modest 1% of purchase price, 0.7% having been paid with the remainder due on completion.

     For the record I want this project to suceed. The biggest problem is the developers arrogant behavior. I am not prepared to be treated like I was a contemtible irrelevance. If the promotor has to be sued to make him treat us like humans then so be it. It is his choice.

    I respect fair comment and different views from my own but I can't accept loutish behaviour from walkerboy or the developers cronies. They are both as bad as each other.
