Thats odd because as you know we are quite near to each other, but I am getting more enquiries than 6 months ago...probably 50% more
Of the increase in enquiries, 80% are buy to sell (vacant) opportunitiess - which should be no surprise.
Also getting some great leads via EAs form those really desperate sellers.
Done one today on a property that had an offer of 124k that was turned down by the seller in March after one week on the market
She then lost another buyer who couldnt get a mortgage at 122k offer
Lady is in Australia now full time and just wanted to get rid and 'move on'
Got it for 79k (390 mort) Offered 75 - she wanted 85...settled on 79.... It was bought in 2002 for 97k
Will rent for 525 easily too
So EAs may be a good source currently in some circumstances. Ive only ever had one deal like this through EAs ever before - but did another last week to..similar scenario also...same EA,
My leaflets now say that 'we are still buying properties even though no one else seems to be! The market is in great turmoil - and showing no signs of getting better quickly...if you absolutely, positively have to move quickly - then why not speak to us NOW...we may be able to help! etc etc.
Its meant to be a very cool. 'laid back' approach - giving the feel that we dont have to buy and will buy on our terms and hopefully we can help you...the implication being that not many others can helpl them presently.
I believe in painting the bleakest picture we can get away with as you know, and the truth is that thanks to good old tabloid papers and tv equivalents - thats the way things are painted by them. I have also noticed less people advertising in classifieds for bmv property too
