    sone - i am sure your offer of free software is well intentioned  - but i shant be taking you up on your offer  for a couple of reasons

     

    your website has no address that i can find on there  - on principle i never ever give information of any sort to someone who i cannot trace

     

    and also i am a very non teccie person and i am never sure with offers like this if the information which i might include in one of your spreadsheets is then transferred to yoru own server/office/staff/system

     

    there is a well known Hawk site which does this - and i dont propose to post my very sensitive personal business data onto a site whose professionalism is in doubt.,

    I have had a few people asking for a copy of the cash flow worksheet I mentioned earlier in this thread. You can download it at: http://www.the-home-place.co.uk/page31.php - you have to register to access it but only takes a minute to register and there are some other useful spreadsheets (Net Rental Schedule / Portfolio Summary) and they are all linked with formula's

    If you are offering this supposedly for free (unless it really is NOT), why does one have to register to download it? Credit us with some intelligence here, and probably let us know this is what you mean:

    'In exchange for your details, you can download bla, bla, bla.' Clarity, mate, clarity!

    Hello Clottie & Aldric,

    You do come on a little strong but let me try and respond. Just to correct you Clottie it is not software of any kind - just a system of interlinked spreadsheets I have developed and used quite effectively over the last 8 years. I would gladly accept the title of 'IT wizard' or 'Hacker' - but I would not live up to the title, and I am by no means affiliated with any international organised crime syndicate - just a landlord trying to help and give suggestions.

    I understand your skeptism - I can assure you I am not in the business of trying to gather other people's private information. I would not post my property details on to a site either? I have posted a few items (Cash flow forecast / Portfolio summary / net rental schedule etc) on the website - I have put it on a members page (hence the need to register) as I don't think it is unfair to ask for someone's details in exchange for giving them something. I only intend to contact registered members with future products and/or offers - I won't be prostituting the data or spam whacking like many other sites do.

    I do enjoy the old SP barney's and don't intend to get into one on this thread. If you are still skeptical - email me on my website email address and I can send you the sheets separately - understandably this is not the route I would like to go as it's not automated but to placate the skeptical - I will be accomodating. 

    You can download them on to your desk-top - there are no Macro's or anything else that will give me your private information. It really is just a resource that some people might find useful and I use to give me an idea of future cash flow positions. I also use the net rental schedule as my core portfolio monitoring sheet and gives me a wealth of information - others may not have considered this method - if you don't like it - don't use it. What I would say is that some knowledge of Excel would be preferable. Considering the cash flow forecast I could automate it based on input data for mortgage terms coming to an end and new interest rates, and even increases in rents and operating costs, but it would end up being far too complex for anyone who is not advanced in using excel worksheets. The point is in trying to offer a usable solution. Let me know if you have any solutions or alternatives?

    Fair enough, but you still haven't answered Clottie's point about the absence of an address on your website.

    While the regulations seem to be a little unclear on this point in some respects, it is quite clear that a 'transactional' website does need to show an address, and since your site includes an 'online store' with a Paypal link, it is obviously a 'transactional' site. Therefore, there would seem to be no doubt that an address is required.

    Thank you for raising that - i did dig into it and your claims have been substantiated. Thanks to you my cover has now been blown! An address is now on the site - i will be keeping an eye out for your christmas card this year!

    Back to the topic at hand - i see Matt (username Preston) was impressed with it and found it to be of some use - so that should hopefully settle others that may be in doubt. (I got Clottie looki at it too - hope she won't be too hard on me). Anyone got anything similar to this? I have found that using dedicated software can actually be more time-consuming, besides the cost, and it is also not possible to get an overall picture. You tend to have to work in different modules which can complicate things. The one area where software is perhaps better is in the generation of documents such as AST's, chasing of rent arrears etc  To be honest though, the need for that kind of automation would depend on the number of properties you have and the tenant turnover. It also possible to link tenants details into Microsoft word templates with Macro's...

    OK, lets not take this 'off topic' too much and hijack Carls thread..Smile

    This for me comes down to 'trust' and with that in mind there are many opportunities to build your trust and reputation here on Singing Pig. A few simple ideas that would help are:

    • Upload your photograph, its easy to do and will have a positive impact when others can see 'how you are'
    • Complete your profile page with contact information and details - make yourself look human.
    • You can now also change your 'name' details within the edit profile section. Your username will remain the same for identification, however you can now display your real name on your posts. Who would you trust more? An anonymous user without a face? or someone who is prepared to put their face and name to their posts?
    • You can add your name and contact details in your signature, you add them to your website so why not display them here on SP?

    Singing Pig is a lot about the discussion, views and opinion. It's also about the people, making friends, business contacts and helping each other.

    The more upfront about who we are, the better relationships we will build and more trust we will gain.

    Remind me in November - I might have forgotten by then!

    To be entirely fair to you, you were far from being the only one without an address on their (transactional) website, including some seemingly 'respected' advertisers on this site. It tends to confirm that the regulation is not widely publicised or understood.
