    Advertising in the National Press for BMV Properties

    I am still a bit of a newbie to all this but desperate to find some good discounted properties.  I have tried so many property sourcers and so many have the same deals, promise the world but can't deliver!  The ones that can deliver command huge fees.  So I have been chatting with a couple of fellow investors and we are thinking about placing our own advertisements in the Sun and The Daily Mirror to attract distressed sellers.  It is quite expensive but there are few of us willing to work together and split the costs. 

    I was just wondering if anyone had tried advertising in the nationals and if so what was the response like?

    I have bought a couple of packaged deals from two companies who regularly advertise in the Sun but they now want fees in excess of £6K up front for a deal without having the time to do proper due diligence let alone a viewing so I am thinking the advertising costs would be covered if we pulled in a few good deals.

    I would really welcome any advice from anyone with experience in this area,

    why not pick a large town locally with enough of the types of property you are looking for and then advertise heavily in that small geographic area

    one problem with national press is that it is not very effective (hence the whopping fees), you will get leads from Bodmin to Berwick (how do you do your dd or even visit them....)

    then you have the ballache of selling them on, the ones you don't want to try and recoup your outlay (yes there are ways, but thats not what you want to do by the sound of it)

    think local you will buy your properties in a managable area and be knowledgable about the area (not get bitten)

    if you are happy to pay £1000 per day with a national, think what £100 a day in a town of 50k houses will get you

    Printed media is expensive although a more targetted campaign can be more effective.

     

    Have you not considered setting up an online ad campaign (Google adwords, SEO...) with a basic website and form to capture applicants details? Could get it all done and dusted for a under 100 quid. Then allocate a decent budget to your Google ads?

    Toby was having a look at getting website/form created but was looking at more than £100. do you have a recommended contact who may do it for this price?

    indeed get your chums to spread the cost of advertising, you set up the ads/leaflest/google/whatevefloatsyourboat, you field the calls and do the deals, they pay you a small (ish)fee for what they buy.... and you buy what you want... or some sort of mutual arrangement along those lines

    hey presto! Free property (especially as you need not contribute cash wise for the leads as your effort is your contribution) and a few bucks on top for sorting out deals for those couch potatoes....

    man i'm good!

    Jane, I have used lcn.com in the past. Can buy domain name, get immediate access to website building software (relatively easy to use), get various modules as part of the package including email addresses and also set up google adwords campaign (they actually give you credit towards this). Can integrate forms to capture data. I have written an ebook www.make-money-from-your-ideas.com

    outlining how to set it all up (sorry for the sales pitch) and integrate all the modules (even paypal / Google checkout) if you want to carry out any transactions on your website. It's something that can be done for very little time and effort. If it saves you spending 1000 on getting someone to do your website when they are likely going to do what you can do yourself then it's worth it.
