TIC TO USE OR NOT

    TIC TO USE OR NOT

    I have been in discussions with TIC for 2 weeks while I go through all the companies to work out if any of this is REAL !! Especially the DISCOUNTS !!!

    TIC keep saying they are the only ones who Underwrite the property they buy and so it is a TRUE Discount on the Property price of say 10% !!

    I find their fees high  to most, and am worried that it is a high speed sales unit even if they are in fact the Market Leader !offering Genuine discount! 

    The Valuations carried out by the Banks before the discount sound the same risk as a recent thread on here !!

    Can anyone put this to bed for me !! I see TIC are reported highly in the links !!!

    Use or not?  Not

    Find your own deals, lazy investors lose their money all the time to crooks like these.  The FSA should make companies like this put the following warning on their websites:

    CITY CENTRE APARTMENTS AT FANTASTIC DISCOUNTS MAY BE HAZARDOUS TO YOUR WEALTH

     I am only interested in Houses or old flats with garden as there should be shortage in next 5-10 years with all these new box flats everywhere !! 

    I am trying to find an area where there is a shortage of houses to rent but the prices arent through the roof and effect yield !!

     Any tips Wink

    Hi Punta.IT I sincererly hope you didn't sign up with TIC as I did....I am having all sorts of problems of trying to get my money back from them WITHOUT SUCCESS!!!! Here's my story;

    OH MY GOD!  Has anyone had any dealings with TIC Limited (The Investors Club) based in Mayfair, London??

    I was contacted them back in 2005 regarding a mill conversion in Morley, Leeds and I was sucked into buying one with vendor/developer discount.  I signed up the agreement and paid a non-refundable finders fee of 3.5%.

    Since then the club has had issues with this development and pulled out of this one and TIC tried to get me to look at another development this time Amersall Road in Doncaster.  It was much lower entry into this development which meant that what I had paid for the Leeds one more than covered for the entry into Doncaster plot.  This was 2007.  So I progressed with this one, with mortgage TMB.  Since the credit crunch last year I got an email from TIC stating that TMB were doing an audit if ALL outstanding mortgage requests.  Since then they told TIC that ANY deal where a developer deposit would not be honoured.  So this meant that my deal would not be progressed.

    TIC then assigned another mortgage broker Cobalt Capital to source another lender that would agree to vendor deposits.  TIC later wrote back and stated they were struggling to source such a lender and asked for more desposit from me.  I obviously declined and demanded my money back.  They turned round and said that the finders fee would not be returned but the remainder would.  This by the way was in Feb 2008.  After numerous calls to the account manager, financial director and so on I had no joy in trying to get back my money.

    On the 17th April I wrote to them giving them 7 days to refund back my money but to no reply, nothing!

    Yesterday I rang the Consumer Direct who were very sympathetic and suggested write one more time stating that this is a final reminder and further legal action will be pursued by the Trading Standards.  Also contacted my credit card company of the situation.

    After that I tried to ring the TIC office once more time and got a dead line, rang the main number, same dead line, went onto the website www.ticltd.com and got a DNS network error, such site does not exist.

    Has anyone dealt with this company before and if so, what success have you had? 

    What else can I do???

    I have just learned the fact that TIC Limited have been wound up as of 29th April 2008.... :-( Now the hard task of trying to get back my money....

    Hi Stuart,

    Really sorry to hear of your predicament.

    This company phoned me on a regular basis, at least weekly. When I questioned their 'discounts',? 'gifted deposits' and the legalities they quickly decided this wasn't the type of investment for me!

    Haven't heard from them since.

    I do hope you are able to get this resolved.

    Oh mate!
    I am sorry to hear this. I too came close a few years back.
    To think it was redundancy money and this guy at TIC leaned all over me to do it.
    I hope it wasn't too much!

    Hello all

    I am sorry to learn that you have personal and professional problems with TIC.

    I sourced in excess £45,000,000 of properties in 05/06 to these jokers and they ripped me off for hundreds of thousands of comission and went direct to many of the contacts. I have also sourced to other Mayfair clubs, housing associations and trust funds. The way tic worked was to get mugs like me to target small to medium size builders who really needed sales to keep thier cash flow going. The builder always set his own GDV then we would try to negiciate anywhere from a minimum of 17.5% to 30% discount for a sale on the whole block of which the client got between 5% to 10% whilst tic made anywhere between 7.5% to 20% on the clients investment. Once the site was launched it was gone within 2 to 3 days. They collected a 10% deposit from clients and said they would match the 10% to make a total discount of 20%. Your 10% deposit or part of the deposit is passed onto the builder.

    The company is also run off shore so good luck getting your monies back.
