    Metal Frame House

    Hello Everybody,

    Does anybody know the important facts regarding purchasing a metal frame house for letting, possibly as HMO please?

    I hear mortgagers do not like them. Any other advice would be apreciated.

    ring the local authority and establish exactly what method of construction it is.

    it is likely to be a former council house and in the 60's many councils experimented with cheap methods of construction of which steel frame is one, there are over 200 'non-standard' construction methods

    depending on what it is will determine the lenders available

    I think you better not take any magnets with you

     

    Why would you want to buy a metal house as if there was a lender out their who might lend the resale market would be very difficult and lenders tend to change their criteria

     If you can find out the actual construction I might be able to assist by  asking  around

     I mean the "name of the construction"  For instance there is a house consruction called "Dorian" which is made of concrete blocks with metal pins or pipes through the midle for strengh  The blocks are around 4ft x 4ft  Some lender will consider, say 70% or more

    Hello,

    So far the only other type description i have managed to get from the E.A other than "i suppose its steel"

    is that the construction is B.I.S.F, does that mean anything to anyone?

    bisf is a method of construction

    did you call the Council, they probably built them and maintained them for the last 40 years?

    I have now checKed this out, and it is possible to lend on such a structurE

     

    As long as the valuation is alright with it I have a lender who will lend up to 85% LTV And on an HMO
