    Quality Investment Properties - Liverpool

    Hi everyone

    My name is Simon Shiers and I run a company called MCS Investment Property Ltd. We source good quality properties in popular areas, always aiming for approx 15% BMV. We are very focused on providing great customer service for people who are short on time or contacts but would like to invest in properties that are both affordable and desirable, both for rental or resale. We have a team of local sourcing agents plus excellent contacts in the industry and are also happy to arrange refurbs, tenant sourcing, and ongoing property management at competitive rates. Our current focus is on Liverpool (European Capital of Culture 2008) where we have already sourced some excellent properties in the last year.     Hi Simon

    I'm looking for good deals, but they would need to be at least 20% BMV in the current climate.

    When you say we have already sourced some excellent properties in the last year, I assume you mean the last 6 months, as the comapny was only set up in October 07.

    Hi Simon.

    We are allways interested in refurb properties anround Greater Manchester, Macclesfield, land or new build and have just started building commercialy in Liverpool. We would allways be interested in deals that are BMV enough to refurb and still have money in the project to either keep ourselves or sell on to our investors.

    Your link you posted didn't work but i will try it tomorrow.

    We also have BMV ready made deals deals to sell on asell if you are interested.

    We have one in a great are in chorley at the moment if you are interested.

    Hi Bill

    You are quite right that the company was set up in October 07 but we were also sourcing our own personal properties before that. In fact we started doing this in Liverpool in 2005 and in London before that so we are quite well established now. We are currently involved in sourcing a portfolio of 10 houses in Liverpool for an established client with a view to long term (10 years plus) investment.

    20% BMV is tough but possible, the catch these days as I'm sure you know is that the lenders have tightened their criteria so for example one of the best deals around at the moment is 85% LTV @6.19% fixed for 3 years with 125% rental cover. Even the "no money down" deals are starting to look expensive so our clients are generally more comfortable with putting 15 - 20% equity into the place from the start and leaving everything else to us. That way they also have a cushion against possible future price drops.

    Are you looking for places that are ready to go for rental or are you interested in refurbs too? I look for either depending on the figures and we are happy to arrange refurbs in Liverpool for anyone who would find this difficult.

    Thomas the link is just to my e-mail and should work fine. We don't have a website set up at the moment but it's in the pipeline.

    The Chorley deal may be of interest to one of our clients so I would be happy to discuss it with a few people and share a fee with you if it works out. Must be good location and good quality house (not flat). Can you let me have some more details?

    sorry i didnt get back i have had a lot of problems with my computer recently.

    The Chorley deal has gone but it was a good quality house and in a great area. I will keep you in touch for future.
