You are quite right that the company was set up in October 07 but we were also sourcing our own personal properties before that. In fact we started doing this in Liverpool in 2005 and in London before that so we are quite well established now. We are currently involved in sourcing a portfolio of 10 houses in Liverpool for an established client with a view to long term (10 years plus) investment.
20% BMV is tough but possible, the catch these days as I'm sure you know is that the lenders have tightened their criteria so for example one of the best deals around at the moment is 85% LTV @6.19% fixed for 3 years with 125% rental cover. Even the "no money down" deals are starting to look expensive so our clients are generally more comfortable with putting 15 - 20% equity into the place from the start and leaving everything else to us. That way they also have a cushion against possible future price drops.
