    Greatest regrets

    What do you regret not having done earlier?

     :) I want to learn from other's mistakes!

    Bought two investment properties outright in early 2000 - didn't mortgage them.

    Read Rich Dad, Poor Dad on holiday in Ireland in 2003 and realised that the above properties had almost doubled in value. If I had mortgaged them at the time of purchase, I could probably have bought 10 in all and had the added value of the capital appreciation from Other Peoples Money, re-mortgaged them all and no doubt would have 30 or more by now, not 6.

    Result is, I still have a day job. Sad

    Aww... don't worry, there's always something appreciating in value (I think it's gold at the moment)Smile Besides, hopefully we'll have a recession (ahem, property sale) soon.

    Luckily, I've read rich dad poor dad and all his other books, and now you've confirmed it, I have absolutely no excuse to make this mistake Big Smile

     Lesson Learnt: Always use as much of other people's money to buy your assets as possible because it frees up your money to buy more assets (obviously I'm talking about Rich Dad type assets and not conventional assets)!!

    You are what you have experienced.  Im quite happy with who I am and anything changed in the past would change who I am today.

    I read recently a good perspective on Fear and Guilt (ie regrets).  Fear is thinking about things in the future that havent happend yet.  Regrets are about things in the past that you cant change.  Most people spend most of their time thinking about stuff in the past they cant change or things in the future that havent happened.  I have no fear or regrets and work hard on the present.

     Anything in the past that went wrong is feedback.  You learn and move on.  Some learning is more expensive than others but its all positive.

    I focus on learning and action and I think these must be balanced.  My friends make fun out of the number of books I read.  They say I have a book on everything.  I dont mind.  They see the results now and have started to borrow some of them.  Reading is nothing without action.  I try to do things with the information.  This is where the real learning is.  My best learning experiences have been when things have not gone to plan.  A few years ago I got to the point of bankruptcy and my business was lucky to survive.  As a result my accountancy and business practices are very good and without this experience I would not be able to make the rapid progress I am now.

    The human being is designed to make mistakes, learn from them and progress.  Go out there and make some mistakes!

    This is all true.

    The biggest regrets most people have are the things they DIDN'T do, not the things they did, even if they went wrong.

    The old adage is true : "A man who doesn't make mistakes doesn't make anything else either."

    For my part, I often wish I had got out of public sector employment 10 years earlier and not wasted more valuable time there, but in that last 10 years in the public sector, I learned a lot about using computer systems - knowledge that was absolutely indispensible when I finally made my move and set up Land Planning Associates. And without that knowledge and experience, my new business might well have failed. So there is no point in "What-Iff-ing" either before or after the event.
