    Current response rate

    What are peoples response rate like at the moment?  Not after figures just wandering if it's dropped off for you ?

     We are just kicking our marketing back in after a month break (Arrival of Twins) and it seems slow.  This could be because we have had a break, time of the year, the bad press at the moment ????

     Just after what others are finding at the moment.

    Hi Coggy

    Finding the same thing.  3 weeks back in after a break and have doubled the number of leaflets, but calls are scarce.  There's certainly more competition about and I think the recent coverage hasn't helped.  Just comleted on 2 rentbacks last Friday, and both mentioned the Trevor McDoughnut program on the Wednesday when I went around with the tenancies and asked if I was going to put the rent up.  Just glad I didn't lose either of them.

    Thanks Paul it's not just us then.

     

    Yes we have just completed on about 5 in as many weeks from our last batch and the calls was rolling in then, very slow though at the moment.

     

    Do you think it will pass over for November ?

     Probably Not.  Sad

    Have just tried a 'release cash from your property in time for Christmas campaign with pretty spot colour holly to try and move things along a bit but no rush of calls yet. Damn!!, I really thought that would work.  Early days so here's hoping.

     Lets just hope the good times start rolling again in January.  Perserverance is definately the key.

    Now there is an idea, my flyer printed on our local fish & chips shop wrapper papers - Have to get some food friendly ink !

    I keep a close eye on our marketing stats.  Last year (2006) September and October were the busiest month, November got quieter, December was dead. Leading into this year, January was busy (but not as busy as October 2006), then February became quieter.

    This October has been very quiet for us.  Many of our prospective customers are citing bad press.  Coupled with high interest rates causing us to be making lower offers - people just seem less prepared to consider our service.

    Another statistic...  last October each closed deal was costing us around £750 in marketing.   Only a year later and it's now costing us almost £8,000 in marketing to close each deal.    There's still money to be made - but it's VERY hard work now.

    Last year I had, at any one time, around five mentees under my wing.  Most of those have become established and successful - but I have now stopped taking on mentees because it's nigh on impossible for newbies to compete and become established.

    How are other finding things?

    Hi Alan

    Its the same online, costs of clicks for the most generic keywords have gone sky high. I dont even bother bidding on some of them any more.

    Some keywords could end up costing £150 - £200 just for a lead! and it may be a lead that has no value in it !!

    However I think what we're seeing here is market maturity, whereby its not 'cheap' to be in the BMV business. Now I'm not saying that its not a good business to be in. But you have to be smarter and work a bit harder.

    Also, I agree with Adam, that sentiment will have been affected by negative publicity, and I dont think the air has cleared on that one yet, but things will move on and another 'hot topic' will come along.

    Remenber... salmanela in eggs, dangerous dogs, cash for questions.  etc etc etc
