    22yrs Old and Looking for Deals!

    Hello Singing Pig!

    New member just signed up after recomendation from a friend.
    Currently at the age of 22, myself and my business partner have built a substantial property portfolio in the UK. Bought my first BTL 25th October 2006 and since then we have been buying constantly, I am actively looking for deals and I plan to continue buying heavily... looking for anyone who thinks they can help. I would also be interested in hearing of any other young investors... I've been reading a couple of posts on here and it looks like there are a lot of people thinking about buying.... are there any young investors actively building a portfolio?

    Any tips/deals? Cool

    Welcome to the forum and well done for getting into the industry so young. I speak to investors every day who would have killed to get in at our age. Good luck to you and if you need anything just give me a shout.

    Hello Jai,

    Iv been buying all over the UK in the past 12 months, as an example I bought properties in Flintshire, West Yorkshire and Lincolnshire last week so its pretty varied.

    To be honest I look at any deals if the numbers are right, but the Northwest is ideal.... easier to manage!

    I can offer short term bridging for your investors if you're interested? All personal funds, no banks to worry about! We can come to an arrangement on a commision for any deals, if you have the leads get in touch.

    Hi John, We are selling a lot of buy to lets in the UK at the moment. We have some fabulouse cottages in Norfolk next to the US Air Force base. These are probably the best buy to lets that I have ever seen in the UK. Very healthy capital growth and above average rentals due to the USAF servicemans allowance. We sell a lot of buy to lets around the UK but these are by far the best. You said that you want to contiinue buying heavily - why dont you invest overseas???     Hi John,

    In response to your first question "are there any young investors actively building a portfolio?"

    I'm 24 at the moment and have also been buying aggressively for the last couple of years, building a healthy mix of "established" BTL properties. From a young age I knew that investment property was the right path for me. During my working years I've worked as an estate agent, property acquisitions for three large investment companies and in the last year I've started my own company "Lime Property Solutions Limited". In that time I've gained a lot of experience, but more importantly some excellent contacts.

    Based out of Bolton, I also just buy in the North West (stick to what I know). On occasion, I sometimes get offered properties which I'll pass on to my clients for an agreed commission. 

    Any tips/deals?

    My only tip would be to network, you can never know enough good people.

    With regards to any deals, drop me an email with your criteria and if I get anything that fits the bill I'll give you a shout.

    I'll keep my advice concise:

    Sell the lot now, and come back in 5 years when nobody else is buying.

    This really ISN'T a good time to be buying properties!  Regardless of what the various vested interests will tell you.
