    Martin Welch's Property Locators Club

    Hi,

    Has anyone ever heard of this, I got a mailshot through promoting this club, there are 2 sides to it, one is the property locators club, whilst the other one is the property investment club. These type things normally end up in the bin but this did get my interest, you pay 297 GBP to do a 1 day course down near London.

    I do get a weekly newaletter from the club, If I were you go to their free seminar first and maybe  ask to speak to on of their locater/invester.

    Hi Scotty,

    I promote the Property Locators club, was known as the Dealers Club.

    Basically, Locators Club is you finding deals, whether this be land deals, new builds, people wanting to sell their houses quickly etc. These are passed to the Investors in the club, who if interested in the deal, will pay you a commission. This could be from £500 to £10,000+ per deal depending on the size of the deal.

    The Property Investors Club is the members in the club who buy the deals from the Locator Dealers as above. These are people who instead looking for these deals themselves, would rather have deals brought to them.

    I promote this seminar on my eBay Store every two weeks, Seminars are usually held every two weeks in a London Hotel, once a month they are also held in a hotel in Leeds.

    The next seminar in London is on Sat 24th June 06, the same day there is one being held in Leeds, the link to my eBay store is: www.propertydealersclub.com

    The Company turns over £1M+  per year, this is not some one man band outfit.

    Hi alan

     

    I just wanted to touch base with you on this club. I have also received a flyer and am interested but cautious.

    Have you signed up with them as a locator? I had a call from them (Frank Bagly) who seemed genuine enough but I am still a bit concerned as they seem to be the only club that needs people to find deals. I would have thought with the internet it is eas for themy to find where building is going on?

    Have you made any deals with them? I was wondering why you promote them as such? Is there an affliate program?

    The flyer I received wanted £297 for the DVD pack and the seminar. I really want to speak to someone that has been on it and get some feedback if possible?

    Do you think the locator offer is a good one? I'm a bit sceptical that if they are running so many seminars there will be hundreds of people all looking for the same thing? how many buyers can they have! lol.

     

    I would really appreciate any info/opinions you could give

    Bin it! The resason they're making £1m plus a year is not because they're investing in property it's because they're persuading the naive and greedy to part with hard cash for information that any fool could find anywhere else.

    do you think freelance property locating for real property associations is a goer or do they all do it in house?

    All the talk is about buying properties but I would rather earn a reasonable crust locating them in the short term! Have you come accross any detailed information?

    I personally think it is like any course in any field, you attend and take from it what is valuable and personal to you. Both my partner and I have attended Martin Welch's locators course and I can honestly say it has radically changed our lives. Steve, my partner, got the flyer, just like yourself and wanted a low risk method of "getting into" property. He started from scratch and with the information delivered at the course has built up a business which has allowed me to give up my full time job and all since January of this year. We pass located deals to Martin's club aswell as other clubs and investors and get paid for doing so. It all depends on how much you want it to work? Many people go to Martin's course and never do anything with it, so in that instance £297 is wasted, our £297 has earnt us a return of £45k just locating off of one development. (Not a waste!!!)

    You can use the information delivered to locate deals purely for yourself, so there is no tie in as such to have to locate for Martin's club. The best thing about being a locator is that you get to glean all the best deals for yourself and eventually build a great personal property porfolio. I certainly dont agree with Tony, but then again we are doing it and making it work. I would say that Steve and I are freelance locators having learnt all that we apply through Martin Welch.

     Best advice I can give you is hook up with someone who is actively locating and doing well and spend some time with them learnig what they do. This really is a relationship and rapport building industry, people buy people rather than deals -  so if you think you have got what it takes go for it, knuckle down and make it happen, we did!

     Well Tony2, I am one of those fools. I thought about it long and hard, but as I had the offer through an organisation I know and trust (Fleet Street Publications) I decided to give it a go. I thought the course was very interesting and came away with lots of notes. I decided not to pay £50 extra on the day to get a copy of the transcribed notes they would like you to buy though... thought that was ridiculous in view of the fee paid.

    So anyway, I compiled my notes and went through them a few times.... which led to many more questions popping into my head. Not being able to trundle back down to London (I live up North) to resit the course (FOC), I have not yet found answers to these questions and it has stopped me from getting stuck in, so I have not done anything with the information up to now.

    The problem for most people will be that to get involved in this properly, you will have to develop your negotiation and people skills, not be scared to phone, text and speak to lots of people face to face (and follow up on contacts), and to become really au fait with each type of deal. This is why most people who go on the course will never use the information, because the idea of actually following through can be intimidating to say the least.

    I am determined to cross the bridge and give it a go.... it is the only way I will find out whether this crowd is truly above board, but I must say that Lisa's feedback has given me some inspiration. I trust she is not an employee of the PLC Smile. At the moment I feel like a 42 carat whimp, but I will post some feedback if I get somewhere.
